Following the Moving Trucks: Why Arkansas Became America’s Top Destination in 2025

Every year, thousands of moving trucks crisscross the country. Some are packed with furniture from a first apartment. Others carry the contents of a family home built over decades. Each one represents a decision — a fresh start, a job change, a need for more space, or a search for a better balance between cost and quality of life.

When Atlas Van Lines releases its annual Migration Patterns Study, it doesn’t just release numbers. It releases a story about how Americans are choosing to live.

The 2025 Atlas Van Lines Migration Report reveals a country that is still on the move — just more intentional than before. And this year, one state’s story stood out above the rest.

 

A Nation Moving Carefully, Not Casually

The 2025 report tracks interstate household moves completed between November 1, 2024 and October 31, 2025. While overall mobility across the U.S. hasn’t returned to pre-pandemic levels, Atlas Van Lines found that interstate moves held steady compared to recent years.

That matters.

It tells us that even with higher home prices, limited inventory, and interest rates affecting affordability, Americans are still willing to pack up and move — but only when it truly makes sense.

Today’s moves are rarely impulsive. They are calculated. Families are weighing cost of living, job stability, housing options, and long-term quality of life more carefully than ever before.

The State Everyone Was Moving To

As the data rolled in for 2025, one result became impossible to ignore: Arkansas ranked #1 in the nation for inbound migration.

More households moved into Arkansas than moved out — more than any other state in the country.

This wasn’t a narrow win. Arkansas led a list that included other well-known inbound states like Idaho, North Carolina, Tennessee, and Alabama — places often associated with affordability and growth.

But Arkansas didn’t just lead the list. It broke the pattern entirely.

 

One City, Nearly Half the Moves

In most states, inbound migration spreads out across multiple cities and regions. That wasn’t the case in Arkansas.

According to the report, about 38% of all inbound moves to Arkansas were destined for Bentonville. No other state saw that level of concentration in a single city.

That detail transforms Arkansas’ ranking from a statistic into a storyline.

This wasn’t just people drifting into the state for a change of scenery. It suggests something more focused — moves tied to employment, opportunity, and long-term planning.

When nearly four out of every ten incoming households land in one city, it points to a strong economic anchor pulling people in.

 

The States People Were Leaving Behind

Migration tells two stories at once: where people are going, and where they are leaving.

In 2025, states with the highest outbound migration included Louisiana, West Virginia, Wyoming, Delaware, and Nebraska. These states saw more residents moving away than arriving.

While each state’s situation is different, outbound migration often reflects broader pressures — rising costs, fewer job opportunities, or changing demographics.

When paired with Arkansas’ inbound surge, the contrast becomes clear: Americans are actively rethinking where they can build a sustainable future.

 

Why Affordability Still Shapes the Map

One theme weaves through the entire 2025 report: affordability.

Atlas Van Lines identified housing costs and overall cost of living as top factors influencing where people move. Even in a housing market constrained by limited inventory, affordability continues to guide decisions.

At the same time, the report highlights what’s known as the “lock-in effect.” Many homeowners are staying put because they have favorable mortgage rates and don’t want to trade them for higher ones. That keeps inventory tight and makes each move more deliberate.

The result is a migration pattern defined not by volume, but by purpose.

 

Why Migration Data Matters

Migration reports don’t predict the future, but they often hint at what’s coming next.

Strong inbound migration can lead to:

  • Increased housing demand
  • More competition for available homes
  • Growth in surrounding communities
  • Long-term pressure on infrastructure and services

In other words, moving trucks today often signal growth tomorrow.

 

What This Means for Northwest Arkansas

For Northwest Arkansas, the 2025 Atlas Van Lines Migration Report puts data behind a trend many locals already feel.

With Arkansas ranking as the top inbound state — and Bentonville capturing a significant share of those moves — demand in the Northwest Arkansas region continues to build. As new residents arrive, housing needs don’t stop at city limits. Nearby communities often feel the ripple effects as buyers and renters look for options that fit their lifestyle and budget.

For homeowners, sustained inbound migration can support long-term home values. For buyers, it reinforces the importance of understanding the market and acting with confidence when the right opportunity appears.

Most of all, the report confirms that Northwest Arkansas isn’t growing by accident. It’s part of a larger national movement toward opportunity, affordability, and intentional living.

The Inside Scoop On Homeowners Insurance in Northwest Arkansas

A few weeks ago, we had the opportunity to have an expert on homeowners insurance present to our agents. Shelly Parson has been an agent with Farmers Insurance for almost 25 years and has some amazing insights to share with our team.

We are so thankful that she was able to come and share her expertise with our office. To recap and highlight what she spoke about, we asked her to write up a summary so we could share it with you!

What is Going On with Homeowners Insurance?

Homeowners insurance rates are soaring at an alarming pace, creating substantial challenges for policyholders and the real estate market. This is happening across the nation, as well as locally here in Northwest Arkansas. Insurance carriers are increasingly limiting new policies, or in some cases, halting the issuance of new homeowners policies altogether.

They are also implementing higher minimum deductibles, non-renewing existing policies, and shifting from full replacement coverage to actual cash value, particularly for roofs. Additionally, insurers are conducting pre-bind inspections and re-inspections of existing policyholders’ properties.

Alarmingly, a few carriers in Arkansas have even gone out of business. These disruptions and financial losses in the insurance industry are unlike anything I have seen in my 24 years as an insurance agent.

What is Causing This Disruption?

The disruption in the homeowners’ insurance market can be attributed to several key factors. One major issue is the increase in severe weather events, leading to a dramatic rise in wind and hail claims. Non-weather-related water damage claims have also become more costly.

The inflation in construction materials and labor has added to the financial strain on insurance companies. Additionally, roofing fraud and regulatory restrictions have further exacerbated the problem.

These factors combined have caused insurance companies to lose billions of dollars year after year, culminating in the current crisis.

How This Could Impact the Real Estate Market?

The escalating costs and availability issues surrounding homeowners insurance are set to have significant repercussions on the real estate market:

  • Increased Costs: The rising cost of homeowners insurance could make homeownership more expensive, potentially impacting affordability for many buyers in Northwest Arkansas.
  • Availability of Insurance: With insurance becoming harder to secure and, in some cases, unavailable, buyers may find it challenging to obtain the necessary coverage to secure a mortgage.
  • Roof Coverage Changes: Many insurers are moving away from offering full replacement cost coverage for roofs, opting instead for actual cash value or scheduled settlements for roofs over seven years old. Some mortgage lenders may not accept policies that do not provide full replacement costs, complicating the financing process for buyers.

What Can You Do to Help Your Buyers and Sellers?

To navigate these challenges, here are some steps that can help:

  • Secure Coverage Quickly: Encourage buyers to secure homeowners insurance coverage as soon as possible to avoid any delays or issues.
  • Be Mindful of Insurability: Understand that some properties and some buyers may be more difficult to insure, and plan accordingly.
  • Encourage Repairs: Advise sellers to complete necessary repairs, trim trees, and remove debris to make their properties more attractive to insurers. Especially with the recent storm and tree damage we have experienced these past few months.
  • Document Roof Age: Obtain documentation of the roof’s age and completion date from sellers, as well as include this information in the seller disclosure.
  • Roof Inspections: Request home inspectors to document the roof’s age as part of their inspection or recommend obtaining a specific roof inspection from a licensed and reputable roofing company.
  • Claims Advice: Advise sellers not to file insurance claims unless there is documented evidence of damage that is likely to be covered by insurance (e.g., wind or hail damage) and the cost of repairs will exceed the policy deductible.

Arkansas vs. Other States

Arkansas is faring better than some other states in terms of homeowners insurance issues. But we are not immune to the ongoing challenges. It is crucial to stay informed and proactive to navigate these changes effectively.

Are You Buying/Selling a Home During a FEMA Declared Disaster?

As REALTORS®,  we are committed to helping our clients buy and sell homes with a full-service and stress-free transaction. But sometimes, Mother Nature has plans that none of us can control.  In moments of opportunity, we are not defined by the uncontrollable, but by how we overcome the challenge. Allowing Coldwell Banker agents to be your guide through the unexpected will ensure you have the best agents in the Real Estate industry at your side.

Here are a few tips to help guide you during unexpected times of FEMA-declared natural disaster.

If you are buying or selling a house that is under contract and has already been inspected before FEMA declared a natural disaster, it will have to be reinspected before it will be able to close.

Basically, the appraiser must confirm the property is habitable and contains no evidence of damage based on their inspection. This will also be the time that they address the property market value based on any accessed damage.

Regulations you need to be aware of  when there has been a FEMA-declared ‘disaster’ in the region of your home:

  • Any property with damage must be re-inspected by the original Appraiser.
  • The re-inspection should list necessary repairs.
  • Repairs must be completed prior to closing, evidenced by a final inspection.
  • If a conventional or government loan, the lender, and borrower are to sign ‘Lender Certification for Disasters’.
  • If you have a VA loan, no re-inspection is required – only a “VA Lender & Veteran Disaster Certification” is needed and required to be signed by both Lender and Veteran.

The items listed above are all to ensure that the house is safe and that it is not a hazard to live in.

So… maybe the house was in the storm path and it got minimal damage, GREAT! But what if you weren’t so lucky and the damage was a little more extensive…

What happens if the home sustains severe damage from a FEMA-declared natural disaster while you are under contract?

Well, you have 3 options:
  1. Create a separate agreement where the seller agrees to repair the home to its condition before the damages.
  2. Accept the insurance payments related to the damage, take the home in its current condition, and repair the damage yourself.
  3. Terminate the original contract and begin searching for a different home to purchase.

These options are obviously not what you had originally intended for the purchase or sale of your home, but they do give you some things to consider.

Make sure that you are discussing everything with your Coldwell Banker Real Estate Agent and staying close to the guidance given.   Through it all, your agent is there to serve you no matter the circumstances that arise.   Having an expert agent to guide you through this hard situation will make every bit of difference!

Why People Love Northwest Arkansas

Everyone seems to have the answer as to why people are moving to Northwest Arkansas. There are countless Top 10 Lists answering this seemingly easy question. Most of these answers just scratch the surface. These lists rattle off much of the same information time and time again, year after year. I think we can all agree there are a few very repetitive reasons being mentioned for NWA’s draw, as well as its rise to prominence nationally and even internationally. Rightfully so!

The fame, glamour, and allure have been promoted and boosted by endless attention and recognition from prominent publications and media outlets such as U.S. News, Niche, Money, CNN, and more. There is no denying that Northwest Arkansas is an amazing place to live, or that the world has discovered it (and agrees). But, beyond the usual reasons, such as career opportunities, lifestyle, culture, cost of living, etc., what are the true driving forces of attraction and retention in NWA?

The answer…The Great Outdoors

Joking aside. That’s one of those surface-level answers I mentioned above. It is absolutely a draw and deserves all the attention and recognition it receives, but I believe there is more meat on the bone and this subject is worthy of a deeper dive. Don’t worry though, I will provide my Top Ten List to wrap it up, and of course, the outdoors will make the list (well maybe).

Northwest Arkansas soaks up creative descriptions of its appeal and uniqueness with phrases like “Unicorn of the Heartland.” We’ve also heard the play on words, “Living in Oz,” which of course is a tie-in to the Ozarks, but it also offers a unique peek into the magic that lives here, much like the famous Land of Oz. NWA earns these titles rightfully; an area that historically was overlooked, underappreciated, and oftentimes regarded with apprehension or even dread by those having to travel to or relocate here.

Now, this magical locale charms even the most scrupulous wanderers, globetrotters, and nomads.

So, what’s the secret sauce that makes NWA so special?

  • A Passion for Positive Growth

    • Growth comes in many forms: population, businesses, tax dollars, housing, education, community amenities, infrastructure, etc. While growing pains are inevitable and do exist, there are countless individuals and organizations in Northwest Arkansas involved in the formation of ideas, construction of solutions, and unrivaled implementation.

    • The evolution of Northwest Arkansas didn’t happen overnight, and while the groundwork has been laid for years, the horizon is ever-shifting with innovative and prolific milestones being set and accomplished.

What To Expect When Closing On Your Northwest Arkansas Home

Now that you have made it through the initial search and the negotiations on your new home, it is finally time to begin the closing process! Let’s talk about some of the typical steps involved in this portion of your homebuying journey.

Home Inspection

Up first, is the home inspection. Since most property sales are contingent on the results of the home inspection, this will be paid for by the buyers. The inspection typically takes place within 10 days of your offer being accepted. During the inspection, they will review the home’s exterior elements (i.e., roof, siding, trim, and windows) and will also check the interior features (i.e., kitchen/bathroom fixtures and appliances, and the major systems like heating/cooling and plumbing/electrical)

During the inspection, if any defects are discovered, your offer on the home should have a section stating how to proceed to complete the needed repairs.

Title Search

After the inspection of your soon-to-be new home, you will want to complete a title search. This is going to provide you with any info on past owners and ensure that there are no claims against the title. And of course, it’s always a good idea to purchase title insurance just in case the records had any overlooked errors or in case there are any mistakes throughout the process.

Appraisal

How to Make An Offer On a Northwest Arkansas Home

You’ve Found the Perfect Home, What’s Next?

The most exciting time in the home-buying process is when you’ve found that perfect Northwest Arkansas home that you want to buy!  With access to a multitude of home search sites, browsing for homes online is the easy part.  Making an offer is the next step, and your Coldwell Banker REALTOR® is your go-to guide through purchase.

Now, it’s time to put together an offer that will get you under contract and also ensure that you get a good deal on your new home.  Your agent will be your expert guide and your resource as you craft the offer, wade through the negotiations, and then ultimately proceed to the closing table.

Your Coldwell Banker Harris McHaney & Faucette agent will help you draft the offer with a price, your intended financing information, estimated closing date, and terms, including earnest money (a guarantee that you’ll perform as a buyer in good faith), and contingencies for financing, appraisal, and inspections.

Ask Questions to Help Determine Your Offer!

When deciding on an offer price, you should take into consideration the most recent Northwest Arkansas market data for the surrounding neighborhood and comparable homes. Your agent can give you the information you need to answer questions like;

  • What have other homes in the area sold for?
  • How do they compare to the home you’ve chosen in terms of size, features, and amenities?
  • Are there other offers on the table that you are competing against?

Waiting is the hardest part…

If you haven’t written in a deadline for a response, the offer probably states that “time is of the essence”. When you hear back from your agent, you may have more negotiations if the seller countered your offer.

When both sides have agreed to and signed off on all terms and details, the offer is considered ‘ratified’, and you have a binding contract to purchase!
